Originally constructed in 1974, the Hy-Vee Arena (formerly known as Kemper Arena) was a 19,500-seat professional sports venue that played a significant role in sports history. Over its lifespan, the arena hosted major events, including NCAA Final Four tournaments, NBA and NHL games, concerts, and community gatherings. The arena’s legacy as a professional sports hub cemented its importance as a cornerstone of Kansas City’s downtown district.
As part of its adaptive reuse, the Hy-Vee Arena underwent a transformation into a state-of-the-art youth sports and community gymnasium facility. This ambitious redevelopment modernized the once-dormant structure into a multi-level sports complex catering to amateur athletes, families, and local community programs. The facility now features numerous basketball and volleyball courts, running tracks, training areas, and spaces for events, offering opportunities for local and regional sports competitions.
Valbridge Property Advisors | Kansas City was tasked with providing an accurate and reliable valuation to support the financing of this major conversion project. The valuation process required a comprehensive analysis of the property’s historical significance, structural modifications, and the economic impact of its new use. We evaluated both the physical updates to the property—such as the addition of multi-court gym spaces and improved amenities—and its potential for generating revenue as a youth sports and community destination.
The Hy-Vee Arena’s conversion demonstrates the value of reimagining historic structures for modern purposes. By preserving its iconic status while meeting the growing demand for youth sports and fitness programs, this project not only revitalized a major asset but also created a lasting resource for the Kansas City community.
